High Wycombe Decorators provide masonry painting across High Wycombe and the surrounding Chiltern district, covering pebbledash and render on 1930s and post-war semis in Hazlemere, Downley, and Sands, brick and lime render on Victorian terraces, and masonry on executive detached homes in Tylers Green.

What we cover:

  • Hollow-section identification and repair on aged pebbledash and render
  • Structural crack assessment and flexible filler specification before any topcoat
  • Biological growth treatment: algae, moss, and lichen on north-facing elevations
  • Biocide pre-wash and lime-compatible repair on period masonry

High Wycombe Decorators have completed masonry painting across the full range of Wycombe exterior stock, from valley-floor Victorian terraces through to the Chiltern hilltop streets in Downley and the premium stock in Tylers Green.

Masonry Painting Services

Hollow-Section Identification and Stabilisation

Pebbledash and render across the 1930s and post-war stock in Hazlemere and Downley must be assessed for surface stability before any masonry paint is applied. Painting over hollow render gives it a fresh coat but does not stop the delamination from spreading.

We tap-test every elevation at the site visit. Localised hollow sections are consolidated with a penetrating stabilising solution that re-bonds the render to the substrate before priming.

Structural Crack Assessment

Hairline cracks in render are normal on any surface that has been through 70 to 90 temperature cycles. Fine hairline cracks can be filled with a flexible exterior filler. Structural cracks, those wider than two millimetres or running along mortar joints, may indicate movement and require careful assessment.

Lime-mortar joints on Victorian properties require lime-compatible repair materials. For the full exterior programme, see our exterior painting page.

Biological Growth: Algae, Moss, and Lichen

North-facing and shaded elevations in High Wycombe’s valley topography green over faster than south-facing surfaces. Valley-floor properties in Loudwater and the Wye valley bottom are in persistently damp conditions on shaded faces.

Masonry painting over biological growth without treatment traps the growth under the new coat. We apply a biocide pre-wash and allow the full dwell time before rinsing and assessing the surface.

Lime-Compatible Repair and Specification

Victorian and Edwardian properties in High Wycombe’s conservation streets carry lime render externally. Modern sand-and-cement repair products applied to lime render are rigid and do not move with it, causing repairs that crack at their edges within one to two seasons.

We use lime-compatible repair mortars and breathable masonry paint on all period masonry. For the full substrate science, see our period property painting page.

Render-Only Programmes

Some properties need masonry painting on the render elevations only, with joinery excluded. A render-only programme covers all masonry elevations including treatment, stabilisation, crack filling, priming, and two topcoats.

Render-only programmes are common where joinery is uPVC or recently replaced. We price render-only and full exterior programmes as separate options at the site visit so the comparison is clear.

Here’s How It Works

1. Site assessment

We inspect every elevation: render type, pebbledash condition, biological growth, crack assessment, and hollow-section test. We identify the repair scope and include it in the quote. No on-site surprises.

2. Surface preparation: cleaning and biological treatment

All elevations are cleaned. Biological growth is treated with a biocide pre-wash and allowed the full dwell time before rinsing. We do not proceed to priming until treated surfaces are clean and dry.

3. Repair

Hollow sections are consolidated with stabilising solution. Hairline cracks are filled with flexible exterior filler compatible with the render type. Lime-compatible repair products are used on all period masonry.

4. Priming

Pebbledash gets a stabilising primer after consolidation. Bare or repaired masonry gets a masonry primer appropriate to the surface type. Lime render gets a breathable masonry primer.

5. Topcoat application and final inspection

Two finish coats of masonry paint are applied. We monitor the Wycombe valley forecast and schedule exterior coats to avoid rain in the curing window. We inspect all elevations once the final coat has cured.

Masonry Painting Costs in High Wycombe

Prices below are estimates only. Every property is different. Call 01494 326400 for a precise quote.

Masonry painting costs in the Wycombe catchment reflect the wide range of surface conditions across the stock, from well-maintained 1980s render on post-war semis through to heavily weathered pebbledash on 1930s properties and period lime render on conservation-street terraces.

What shapes the cost on a Wycombe project:

Surface condition and repair scope

A heavily weathered pebbledash elevation with hollow sections and significant biological growth takes considerably more preparation time than a recently replastered render on a 1990s semi. The repair scope is assessed at the site visit.

Property scale and elevation count

A detached property has four elevations plus any outbuildings. A semi-detached has three accessible elevations. The total masonry area determines the material and time cost for priming and topcoating.

Render type

Pebbledash and sand-and-cement render follow a standard stabiliser-primer-topcoat specification. Lime render on period properties requires lime-compatible products throughout, which carry higher material costs.

Typical ranges:

1930s pebbledash semi (Hazlemere or Downley), front elevation including pebbledash stabilisation, flexible primer, and two topcoats: £1,800 to £3,000.

Post-war semi (Booker, Sands, or Cressex), full exterior render repaint including front, rear, and side elevation: £2,200 to £3,800.

Victorian conservation-street terrace (High Wycombe town centre), lime render with lime-compatible repair and breathable masonry topcoat, front elevation: £1,400 to £2,400.
